Manufactured building installers do the site half of factory-built housing: prepare and level the foundation or piers, receive the sections off the truck, crane them into place, marry the halves along the marriage line, bolt and strap everything to spec, connect utilities, weatherproof the seams, and handle the trim-out where factory finish meets field reality. It's a compressed version of housebuilding — a whole dwelling goes from truck to livable in days.
The automation isn't on the job site; it's upstream. Factories keep pulling scope out of the field: sections now arrive with plumbing pre-run, electrical pre-wired to quick-connect junctions, and interiors finished to the point where field crews mostly join boxes and close seams. Manufacturers design specifically to minimize skilled field labor because that's their cost pitch against site-built homes. Every product generation, the marriage-line work gets simpler, the connections more standardized, and the tolerance for improvisation smaller — the LEGO comment isn't a joke, it's the design brief.
But here's the twist in this trade's story: the same trend that deskills the work also multiplies it. Housing shortages are pushing states to loosen rules on manufactured and modular homes, and every unit shipped still needs a set crew, a crane, level piers, and someone who can fix the inevitable mismatch between factory drawings and an actual sloped, soggy site. Cranes need riggers; anchoring is regulated and inspected; and retrofit or relocation work resists standardization entirely. The role persists — as higher-volume, lower-craft logistics work where the licensure and the crane are the moat, not the carpentry.

Through 2030, expect the strange combination of more work and less skill per job: modular housing volume is growing as regulations loosen, while factories keep stripping craft out of the field scope. Installers doing trim and finish work will feel squeezed first as factory completeness improves. Set-crew, crane, and anchoring work — regulated, physical, site-specific — stays human well past 2030.

What's disappearing isn't the set; it's the field carpentry, which factories are absorbing.
The regulated and physical scope: anchoring systems, foundation codes, crane and rigging tickets, and utility connections. Those survive factory scope-creep because they can't be done in the factory. Field finish and trim work is the piece being engineered away, so don't build your value on it.
On net it helps — more shipped units mean more sets, and states easing zoning for manufactured housing expands the market. The catch is that manufacturers design each generation to need cheaper, less-skilled field labor. Crews that offer full service — site prep, set, anchor, connect — capture the growth; pure finish carpenters get squeezed.
